The Berson Group aims to add a personal touch to commercial real estate investments as we assist our clients with sales of properties that are no longer working for them, and finding properties that better suit their preferences. We are focused on finding our clients lower maintenance properties, such as NNN leased properties, to provide stable passive income.

What is a NNN Property?

In commercial real estate, a NNN lease is one in which the tenant, rather than the landlord, is responsible for real estate taxes, maintenance, and insurance. Properties with this lease structure can be very stable investment options, and one of the lowest maintenance property investments.

1031 Exchanges

A 1031 Exchange is a way to defer capital gains taxes by rolling the equity from the sale of the original property into the purchase of another. There are rules and timelines associated with completing a 1031 exchange so allow us as real estate professionals to assist you with your major transactions. When completing a 1031 exchange, you must exchange to the dollar equivalent of the property sold, and you may do this with up to three properties. After the sale of the original property, you have 45 days to identify a replacement property, and 180 days to close on the replacement(s).
